As a Landlord, you have many obligations to consider and action prior to, during and at the end of a tenancy. By instructing DS Churchill to manage your property, we will arrange all the necessary administration and liaise directly with the tenant, so you never have to. DS Churchill is a member of ARLA (the Association of Residential Lettings Agents) and each representative of the team is trained to other sound practical advice.

PRE-TENANCY PROPERTY VISITS AND PREPARATION
We will ensure that your property is properly vacated and cleaned in time for the move in of the tenants.
Two management checks per annum. We will carry out management checks on your property to ensure the tenants are looking after it as laid out in the tenancy agreement and it ensures any outstanding maintenance issues are addressed quickly and efficiently.
We will arrange the check in and check out inventories on your behalf.
TRANSFER OF UTILITIES AND PAYMENT OF BILLS SERVICE
We will ensure that all utilities are placed in the tenant’s names and correct meter readings are given at the start of the tenancy.
DAY-TO-DAY MANAGEMENT AND MAINTENANCE
We will deal with all the day-to-day management and maintenance of your property, taking the stress of dealing with the tenants and contractors out of your hands.
24 HOUR EMERGENCY SERVICE
We are on call 24 hours a day for any emergencies that may arise in your home.
ARRANGING FOR REPAIRS AND MAINTENANCE
Arranging for repairs and maintenance to be carried out by our independent, vetted and competitively priced contractors. All of our contractors are certified by the relevant governing bodies
PROVIDING ADVICE ON LEGISLATION AND COMPLIANCE
All of our team are up to date on the current legislation that you as a landlord/lady need to be compliant with. We will ensure that you are compliant with all government requirements.
GAS SAFETY CERTIFICATE
We will ensure that you an up to date certificate and organize for new ones to be carried out on an annual basis.
We advise our Landlords that we should carry out this check every two years.
We act as a point-of-contact for tenants.
We will regularly check your property to ensure that it remains clean and secure during any untenanted period.
